In this initial meeting we'll hear what the property owner seeks to accomplish, and their timeline. This first meeting is usually followed up with design commentary and first-sketches which contain some price information as we keep the budget in mind. Once the customer approves these preliminary sketches and estimates, we'll start the design phase with more detailed schematics showing floorplans and elevations. After these drawings are analyzed, we'll proceed with permit applications and scheduling. In the best case scenario, within just two months of the first emails, the customer's project is underway and work is scheduled on a rigid timeline from start to finish.

Four Ways Eastview Adds Space to Your House

Eastview designs and builds custom home additions when families need more space. There are essentially four ways homeowners can expand.

Finishing Basements

Although technically not a home addition because it doesn't grow the footprint of your house, basement renovations are among the most cost-effective ways to add practical living space to a family house. A basement must be completely dry, and the ceiling must be the correct height to make this option viable.

Room Addition or Bump Out

A room addition or bump out is a single-room structure built on the side of an existing house. This addition is usually designed to serve a single function, such as a bigger bedroom, or bathroom. Some additions only expand the size of a single room, for example sixty square feet can be added to your kitchen to allow an island and further kitchen remodeling or you might desire a purpose-built laundry room, mudroom, or a larger family room. Room additions and bump outs lay down a new roofline which can challenge inexperienced builders.

Converted Attics or Build Ups

An attic must meet certain structural qualifications before it becomes practical to transform it into a code-approved living space. Ceiling height must be sufficient, and the floor has to meet engineering requirements to support the structural loads of active living spaces. In some cases, the roof is removed entirely or raised twelve feet to allow another floor with more bedrooms and bathrooms.

Whole Home Additions, and AADUs Attached Accessory Dwelling Units

A conventional home addition is a multi-room structure that's built on the side of a house and is permanently open to the main house. When well designed, a sympathetic addition blends into the existing structure and transforms it into an entirely different, and larger house.

A rear addition is generally a whole house addition as it widens the footprint and can accommodate many areas: great room, dining room, family room, bathroom, guest bedroom, or primary bedroom. But it is rare for an addition to include a kitchen unless the addition is intended as an apartment suite, or improving the kitchen is the focus of the initiative. The photo above shows a bump-out to add space to an existing kitchen space that will allow an island with appliances under the counter.

Major home additions bring all of the decisions and that come with house construction. When the planned additions include all the features needed for independent living, they can be classified as AADUs or Attached Accessory Dwelling Units.  This legal distinction became popular again in the 1990s as a possible solution to meet the challenges everyday Canadians feel in a tight real estate market. This is because this type of housing offers benefits to both occupants and municipalities.  The plans are subject to all the same building codes and permit requirements.
