Did you know that houses in Oakville, Ontario are on average, thirty percent more expensive than similar sized dwellings in Mississauga, and fifty percent more than Brampton? Generally speaking, Oakville, Ontario residences are more coveted and are sold at a premium. It’s because the tranquil beachfront town offers a nice blend of suburban tranquility and urban convenience, which attracts professionals commuting to and from Toronto, and those hoping to raise families in a low-crime region where there are good schools, public beaches, parks, pools, art galleries and many other amenities.
Housing prices in Oakville have climbed to new heights because of the limited supply, increased immigration, and a strong demand for suburban living, exacerbated by the pandemic’s shift towards remote work and the area’s appeal to luxury buyers and international investors. With all this in mind, Oakville homeowners with growing families are more inclined to improve their existing properties, rather than buy & sell and move out of town.

In May 2024, Eastview began work on a six-hundred square foot ‘kitchen bump-out’ on an end unit townhouse near the waterfront. First, we excavated and poured a new foundation, significantly expanding the footprint of the building.
We excavated, formed and poured new concrete walls, and then added gravel to the basement expansion before pouring a new cement floor. This crushed limestone will prove beneficial for drainage and stability, especially because this house is close to the lakeshore, and the area has a high water table.
Below is the house before any work was done, and next snapshot was taken in July with the excavation complete and the pad, or main floor shaping up. Lots of work happened in those first two months.

Expanding the building’s exterior shell during a home addition involves integrating the new space with the existing structure and that requires removing and repairing walls, the roof, and foundation. This integration requires design, plumbing, electrical and new exterior finishes and insulation. This is the time to improve the residential HVAC system with an eye towards improving the home’s overall energy efficiency and weather resistance.

The addition gave us lots of new space in the basement and the main floor. As you can see in the photos, the work transformed the structure into a very unique and accommodating family residence.

The six hundred square foot addition is a classic ‘bump out’ which provides ample room for a modern kitchen with spacious counters, a large dining area, and a new bedroom in the basement, plus more storage space. This addition will significantly improve workflow and make the kitchen more enjoyable for cooking and entertaining. Below is an inside look at the new kitchen.

Eastview can proudly report there were no cost overruns due to any unforeseen construction issues, which is so common in our industry (with other companies). This construction project began in May and was completed by early December, 2024.
A great deal of work was done upstairs to modernize the bedrooms, including the upscale bathroom.

The large second floor bathroom was thoroughly modernized, and fully renovated to accommodate an upscale vanity, a soaker tub and a glass shower stall.

The heating and cooling of the home was also upgraded with the addition of a second, upstairs furnace. This will allow the homeowners to have two heating or cooling zones. By heating or cooling only the areas required, an upstairs furnace can significantly reduce energy consumption. Traditional single-zone systems waste energy by heating or cooling unoccupied areas. A zoned approach ensures that energy is used more efficiently.
